Do Legal Lot Division On Land Property In Los Angeles

You need to hire a surveyor to subdivide land parcels in Los Angeles.


Whether you're set to develop a tract of land, split it and sell it to several buyers or simply need to split your lot to make improvements that meet Los Angeles zoning code, splitting a lot in Los Angeles is a formal, legal process. Plans must be submitted to the Department of City Planning before moving forward with the subdivision of your lot. Although your plans must be handled and stamped by a licensed surveyor or certain civil engineers to be considered by the department for approval, understanding the process ensures you'll be able to navigate the red tape of lot division.


Instructions


1. Survey the original lot and plot it on a map, drawn to scale and oriented so that north is on the top edge of the map. Plot existing lot lines in green, then include subdivisions and other proposed changes in red. All adjoining public streets and sidewalks must be illustrated and the location of any buildings and other developments in the proposal map. A licensed surveyor must perform this step.


2. Parcel the lots on the proposal map, including their future street addresses. Plot sizes and dimensions of the original and subdivided lots. A licensed surveyor must handle this step.


3. Make five copies of the surveyor's proposal map on 8.5 by 11 paper for submission.


4. Develop a title report and property profile for each property involved in the subdivision. If the lot being split is financed, secure a letter from the financer that approves the subdivided properties.


5. Develop a vicinity map that identifies the location of the property to be subdivided relative to other lots in the area.


6. Print one copy of the parcel from Los Angeles' ZIMAS automated mapping system.


7. Submit the proposal to the Los Angeles Planning Department Parcel Map Unit for review and approval.


8. File the application packet with all materials created if the parcel map meets approval by the planning department.
