Write A Reference Letter For An Apartment

If you rented your home or apartment to another person, or if you lived with another person as a roommate, someone may contact you asking for a rental reference. References can help applicants qualify for an apartment. Letters should include specific details about the applicant, and provide accurate information on their rental history.


Instructions


1. Begin by mentioning your relationship to the applicant. Introduce yourself in the letter and briefly explain your connection to the applicant in question. In other words, explain whether you a prior landlord or a roommate who shared an apartment or house with the applicant. Include the address of the applicant's old rental and the dates that they lived at the location.


2. Address rental history. Be honest about the applicant's past rental history. Discuss how much they paid in monthly rent, and whether payments were consistently on-time or frequently late.


3. Discuss whether applicant was cooperative. Future landlords want to assess the character of possible tenants. If the applicant displayed a cooperative attitude with regards to routine inspections or other requests from management, state this in your reference letter. Also mention if applicants were uncooperative or difficult to work with.


4. Highlight whether the applicant got along with other neighbors. Did the applicant have a history of fighting with neighbors or disturbing the peace of the neighborhood? Mention any problems between the applicant and other tenants. In other words, did other neighbors complain to management about the applicant due to pet issues, loud music or parties?


5. Briefly discuss whether the applicant's old apartment or house was neglected or kept in good condition. Describe the condition of the apartment or house once the applicant move out. Did they remove all personal belongings? Did they provide adequate notice and fulfilled the lease agreement? Was the property damaged?
